The easy read on Santa Monica this summer is the Pier. World Cup crowds in June, ESPN blocking out February 2027, Goldenvoice loading in on the sand for Ocean Way in late September. Every camera in Los Angeles is pointed west of Ocean Avenue.
The more useful read, if you actually live here, is the tenant map two miles inland. Between the north end of Montana and the south end of Main, a specific kind of format keeps opening. Walk-up windows. Counter-service cafes. All-day rooms with espresso in the morning and cocktails at night. Ambitious sit-down restaurants are not what's landing in 2026. That distinction is the story worth tracking, because the format a corridor picks determines what it will look like next August, and the one after that.

Nine leases. Eight of them are counter-service or walk-up. That is not an accident.
What actually happens in August
The August calendar for someone who already lives here is short and specific. Skip the Pier on U.S. match weekends and Ocean Way load-in days. Keep the neighborhood rhythms.
- Saturday and Wednesday Downtown Farmers Market runs on its normal schedule through the month.
- The Win~Dow's weekend breakfast service, 9 a.m. Saturdays and Sundays, is the easiest way to try 930 Montana before the line gets weird again.
- Circle Bar on Main is back open under the Hinano Cafe ownership after a three-year closure, with the original neon and round bar preserved and a nightly Power Hour at $5 wine from 6 to 7 p.m.
- The Aero Theatre at 1328 Montana runs a full August calendar of double features; the room was opened in 1940 and is programmed by the nonprofit American Cinematheque.
- Ocean Way Festival tickets went on sale July 22 for residents and July 23 to the public. If you have not decided yet, decide before Labor Day. The lineup runs Killers, Olivia Dean, Jack White, Khruangbin, Sublime.
- Bower Surf Club at Colorado Center is a September opening, not August. Put it on the second-week-of-school list, not this one.
Why the format shift is the actual news
A dipped-ice-cream counter replacing a specialty donut counter on Main sounds like a lateral move. It is not. Holey Grail's model required a chef-driven made-to-order pipeline and a price point that assumed a certain kind of weekend traffic. La Diperie's model, founded in Montreal in 2014 with more than 65 locations across Canada and Florida, is a repeatable counter with 20-plus toppings and a five-minute service window. The Santa Monica outpost is the brand's first West Coast location. When a chain that has never touched California picks 2441 Main, it is because the underwriting on a counter format works in this specific stretch in a way that a full-menu operator has decided it does not.
The same read applies to 930 Montana. Go Get Em Tiger was a sit-down coffee room with a full pastry program. The Win~Dow, launched in Venice in March 2019 as a walk-up attached to American Beauty on Rose, is 50 seats designed by the Klein Agency with murals by KC Haxton, built around a $4.50 cheeseburger that started at $3.95 and has crept up in the years since. That price is not a gimmick. It is the whole thesis. A neighborhood that will pay $4.50 for a smash and $8 for a grain bowl at lunch is a neighborhood where a counter format pencils.
Bower Surf Club is the most interesting version of the pattern. It sits inside Colorado Center, the 1.14-million-square-foot office campus at 26th and Broadway that spans six buildings and houses BXP's Los Angeles tech and advertising tenants. The concept comes from Dave Harper, whose track record includes Bondi Harvest, Amigo Roasters, Likeminded Wellness Club, and El Chucho. The room is 6,500 square feet with accordion doors, jalousie windows, and an outdoor patio designed by Preen, running 8 a.m. to 9 p.m. Sunday through Thursday and until 10 on weekends, with an espresso bar built around Amigo Roasters coffee. Grain bowls and smoothies by day, whole grilled fish and roast chicken at night.
The bet Bower is making is worth naming directly. Placing an all-day cafe inside an office campus is a wager that Santa Monica's midday foot traffic east of Cloverfield has finally recovered, and that residents south of Colorado will use the space on evenings and weekends when the offices empty out. If that read is right, the Colorado corridor stops being a work-only zone. If it is wrong, the space becomes a corporate amenity with a nice patio.
The signal to watch is not the marquee openings on the Pier. It is which formats renew their lease in year two. Counter-service rooms with tight menus and short kitchens tend to make it. Ambitious dining rooms with 40 seats and a wine program tend not to. Every year that ratio holds, the corridor gets a little more stable.
The Pier will be loud. Plan around it.
The July 19 COAST 2026 open-streets festival closed more than a mile of downtown to celebrate the World Cup final. That was a preview. Ocean Way lands on Crescent Bay Park September 26 and 27 with a capacity of 30,000 to 35,000 people, 12 to 15 artists, and a Goldenvoice production footprint that will pull traffic through every westbound artery from the 10 to Pico. ESPN Beach opens on the Pier and sand in February 2027 for Super Bowl LXI coverage. A European-style holiday market run by Fever is anticipated for the Pier parking deck from late November 2026 through January 2027.
The upshot for August: the Pier is between waves. World Cup wrapped July 19. Ocean Way is six weeks out. The next four weeks are one of the last stretches this year when the Pier and downtown feel like a normal August. Use them accordingly.
A weekend loop worth keeping
If you want one intentional pass through the new Santa Monica in August, in rough geographic order from north to south:
- Breakfast burrito at The Win~Dow, 930 Montana Ave., Saturday before 10 a.m., before the line becomes a line.
- Cone-and-pantry combo at Bacio di Latte and Sogno Toscano, 1510 Montana Ave., once the gelato counter is live.
- Aero Theatre double feature at 1328 Montana, dinner beforehand at any of the sit-down rooms on the Avenue, and the walk home in the marine layer.
- Ceviche at PonTu, 3117 Ocean Park Blvd., on a Sunday when Main Street is quiet.
- La Diperie at 2441 Main once the Holey Grail buildout hands over.
- Power Hour at Circle Bar, 6 to 7 p.m., before it fills.
Six stops. Six different operators. The bill for the day is well under what one Pier dinner costs, and each of these rooms has staked a specific bet on this neighborhood for the next several years. That is the read on Santa Monica right now, before the September stack of Bower, Ocean Way, and the school year lands all in the same week.
